Please read these Terms and Conditions ("Terms") carefully before using the website located at allstarhomebuyers.net (the "Site") or engaging with AllStar HomeBuyers ("we," "us," or "our") regarding the purchase of real property. By accessing the Site or submitting an inquiry, you agree to be bound by these Terms.
1. No Obligation to Sell or Purchase
Submitting a property inquiry form, calling us, or receiving a cash offer from us does not obligate you to sell your property, nor does it obligate us to purchase it. Any offer we extend is preliminary and non-binding until a formal purchase agreement is signed by all parties. You may withdraw at any time before signing a purchase agreement without penalty.
2. Accuracy of Information
You represent that all property information you provide — including address, ownership status, condition, liens, encumbrances, and title matters — is accurate to the best of your knowledge. Providing materially false information may void any offer and could result in legal liability. We rely on the information you provide when preparing offers; our own due diligence does not relieve you of this responsibility.
3. No Real Estate Brokerage Relationship
AllStar HomeBuyers is a direct home buyer, not a licensed real estate broker or agent acting on your behalf. We represent our own interest as a buyer. We strongly encourage you to consult with an independent licensed real estate attorney or agent before entering into any purchase agreement if you have questions about your rights or the transaction.
4. No Fees or Commissions to You
We do not charge sellers any fees, commissions, or closing costs. The cash offer price you receive is what you collect at closing, subject to any prorations, liens, or payoffs required to transfer clear title, as agreed upon in writing in the purchase contract.
5. Due Diligence and Inspections
After a purchase agreement is signed, we may conduct property inspections, title searches, and other due diligence at our expense. We may withdraw from or renegotiate the purchase agreement if due diligence reveals material conditions not disclosed or known at the time of the offer, as set forth in the purchase agreement.
6. Website Use
You agree to use the Site only for lawful purposes and in a manner that does not infringe the rights of others. You may not:
- Use the Site in any way that violates applicable local, state, or federal law
- Transmit unsolicited or unauthorized advertising or promotional material
- Attempt to gain unauthorized access to any part of the Site or its servers
- Scrape, crawl, or harvest content from the Site without written consent
7. Intellectual Property

9. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, ALLSTAR HOMEBUYERS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING OUT OF YOUR USE OF THE SITE OR OUR SERVICES, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL LIABILITY SHALL NOT EXCEED ONE HUNDRED DOLLARS ($100).
10. Indemnification
You agree to indemnify, defend, and hold harmless AllStar HomeBuyers and its officers, employees, and agents from any claims, damages, or expenses (including reasonable attorneys' fees) arising out of your use of the Site, your violation of these Terms, or your provision of inaccurate property information.
11. Governing Law and Dispute Resolution
These Terms are governed by the laws of the State of Illinois, without regard to conflict-of-law principles. Any dispute arising under these Terms shall be resolved by binding arbitration in Cook County, Illinois, under the rules of the American Arbitration Association, except that either party may seek injunctive relief in a court of competent jurisdiction.
12. Changes to These Terms
We reserve the right to update these Terms at any time. Material changes will be posted on this page with a revised effective date. Your continued use of the Site after changes are posted constitutes acceptance of the revised Terms.
